The 2014 Sharon MA home sales year in review showed that total sales were down while the average sale price increased slightly from 2013.  This seems to be the trend in the area's real estate.  If it sounds familiar, that is because we saw the same thing for 2014 home sales in Canton, Milton and Stoughton.

Total Sharon MA Homes Sold Per Year - 2010 to 2014

According to the MLS Property Information Network, a total of 188 Sharon MA homes were sold in 2014.  That is 23.9% lower than the total sales in 2013.  One Stoughton MA Buyer purchased a 2 bed/1 bath, 1073 square foot fixer upper for $180,000 during the summer after just over a month on the market.  This was $5,000 over the asking price.  The highest price paid for a Stoughton MA property was $1,800,000.  That Buyer paid $451,000 (over the list price) for an 8 bed/ 3 full and 2 half bath, 6882 square foot home on 1.87 acres of land.

Average Sale Price of a Sharon MA Home Sold Per Year - 2010 to 2014

The average sale price for a Sharon MA home in 2014 was $532,817, a slight 2.2% increase from the previous year.  The majority of all homes sold were between $500,000 to $599,999 (34 total), with the $600,000 to $699,999 price range coming in a very close second (31 total).  The amount of time a Sharon MA home spent on the market before seeing an offer decreased by 25%, from 48 days in 2013 to 36 days in 2014.

Sharon MA Buyers are currently paying more money on average for a home than they have in the last 10 years.  It may help to know that the year-to-year increases have slowed down a bit.  According to Bankrate.com, mortgage interest rates for a 30 year fixed rate loan have dipped back down under 3%.  Take advantage of this now.  Experts are predicting that they will go up by the end of the year.  Contact your Sharon MA Buyer Broker when you are ready to start looking for your next property.
