A few years ago I came up with an exciting new approach to converting open house visitors to clients. I am a pretty laid back Realtor since I have been in the business for 23 years and my past clients and referrals keep me fairly busy. However, I still do open houses to placate my sellers even though I admit that NAR statistics show less than 5% of the sales are the result of an open house.
Typically, the people that visit my open houses do not have a Realtor yet or else their Realtor would have already shown the house if it met the buyer's criteria. I recognize that many potential buyers don't know where to start, so they start by visiting an open house. I also recognize how pushy and aggressive some of my competitors requiring the buyers to register or sign in to an open house so they can relentlessly market to them until eternity by putting them into their CRM email blast programs.
My bold marketing suggestion is to be candid and open about that with the buyers that come to your open house. Tell them if they like that approach, feel free to do so. However, if you want more control as the buyer and want to work on your schedule, here is my card. Oh, by the way, I know you haven't selected me as your Realtor yet; however, here is another dozen of my business cards in case you run into one of those overly aggressive agents, just give them my card and tell them you are working with me!
My cards also have a micro resume on the back, so I tell them that if they can find a Realtor with better credentials to help them, they should choose them instead.
