Current Houses for Sale

First we will take a look at the current homes for sale on the market. There are fourteen properties currently on the market with zero under contract marked contingent and three listing marked contract market pending. That leaves eleven properties available for sale of one has had a price reduction and two are new listings. That means that there are eleven properties that are currently on the market and all eleven of the properties are traditional sales.

The range of prices of the lowest available property is $409,000 for three bedrooms with two bathrooms and 2,077 square feet under air. The highest priced property is $689,000 for a four bedroom, four baths with 3,448 square feet under air. The median home price is almost $438,500 in Valencia Shores in Lake Worth, Florida.

Next we will look at the sold properties, in the last three months eleven properties have sold. The average sales price was $478,000 and the average sales price per square foot was $191 with the range in process from $146 to $230.

Average Number of Days on Market

The average days on market for the homes was 93 days.  In regards to the types of sales in the past ninety days all sales were traditional sales.  Seven were conventional financed and four were cash transactions. It is important to understanding the financial terms within this community; buyers need to be aware of what their offers are going up against. With almost of the deals closing in cash, you can be rest assured that most properties will have a cash offer.

Sales to List Price - What Buyers are Paying for Homes

Let us look at the Sales to List price; this information has been provided to see the relationship of the actual sold price of a home to the asking list price. On the low end of the spectrum there was a 89% sale of asking price, the average was 96% of the asking price meaning that most properties are settling at a 5% discount of the Bank prices. At the high of the spectrum was a sale at 99% of the asking price letting us know that the homes have all sold for less than asking price.
