No Showings While The Earth is Spinning...

I just found THE house for my buyer on our MLS today. It's perfect. My buyer would be willing to pay above asking price. There's only one problem; it can't be shown. The house has been sitting on the market for 99 days and now I know why. Per the request of the seller:

"No showings on Friday, Saturday and Sunday and only between 4-7 on Tuesday and Thursday. On Monday's showings are authorized between 11-3 p.m. Wednesday's: all day until 5 p.m. Seller must have 24 hour notice and the showing window must be one hour; no overlapping showings. The lock box is hanging from a fruit tree on the west side of the house behind the oak tree, just to the left of the bird house. The alarm is *#2134, then press off. The alarm pad is located in the kitchen. Turn off all lights, do not touch the air condition, take shoes off, do not touch piano, please don't let cat out, dogs are in their crates."

At some point it just isn' worth it.

So clearly there are two issues

1.  the listing Agent has no backbone

2.  the seller doesn't want to sell just torture people.

I have stood on my head to make a showing and still haven't got to tour. They call to cancel about an hour before your appointment. They will blame their agent in the end Greg Nino!!!

AND, I think that this reaches that point. Good luck to the seller and the agent who took a listing that may likely never sell.

I hate when I think it's THE house and I actually deal with that crap.  Most times I just move on.

Unless it's vacant, no seller ever sold a house without inconvenience.  I wouldn't take a listing with that seller because he's Difficult, and the whole transaction (should a buyer ever make it inside, and like it) will be Difficult.

The listing agent for this property must have taken this as their first listing after several other agents tried to educate the seller that they were never going to sell their home with those restrictions.  And I thought I had heard it all.
