6 Great tips to get your home sold for the most $$$!

Interested inpercentsign selling your home? Do you want to get the most out of your homes value? Well here are some tips and tricks that will help you get the most money without sinking a ton into it yourself!

One of the most difficult things to do is separate yourself from your house. It has been your home through thick and thin, but it is time to let it go!

1. Curb appeal – It is very important, and often overlooked, to have the first impression of seeing a home comforting for the prospective buyers. While some people can more easily see past the troubles of needing to work on a property than others, it is best to have everything in tip top shape upon the first viewing of the property. This means having the lawn mowed, yard weeded, bushes and shrubs trimmed, dead branches and plants removed, etc…

2. Cleanliness – During the time your home is for sale, it is important to have everything squared away and clean. Prospective buyers can request to look at the property at anytime and it is imperative that they see an inviting tidy home, it is easier to imagine living in this home if it is clean and presentable Everything should be well dusted, carpets cleaned, floors swept and mopped, windows cleaned, etc…

3. Painting – This is one of the easiest and cheapest ways to increase the value of a home. Generally neutral colors are the most desired as it is easier for a prospective buyer to imagine what they would do with a room if the walls are not screaming at them. It is easier to focus on the important things when looking at a home if the persons visual senses aren’t being overloaded with candy red or ocean blue. This also goes for the staining on wood trim and decks, also the outside of the home should be considered.

4. Improvements – There are many things that can be done to a home that range from inexpensive easy fixes, like changing out fixtures and fixing the little things to expensive larger projects like finishing a basement or remodeling a bathroom. This is an important part of the ‘getting a home ready to sell’ process. 5. Photography – In today’s age the large majority of home buyers begin their search on the internet. I personally have looked over many of homes because the photographs at least made it appear undesirable, and “why should I waste my time?”, there are 100 other houses I need to look at. It is a MUST to have great pictures, what is the point if you spend all the time cleaning, painting, and doing yard work if the pictures do not represent the true beauty of the home. Personally seeing thousands of pictures of homes and then looking at the homes, you can see drastic differences. When I personally bought my house, I remember it was the pictures that sold me! The couple of days I had to wait before we could get inside to look at the home, I would look over the pictures time and time again, piecing the rooms together. I use a Nikon D5000 high resolution DSLR camera along with Photoshop to touch up images if need be. Whether you use a realtor or not, I can not stress enough how important this is! You are selling your home, whenever you sell anything, I believe marketing and presentation are the most important factors.

6. Marketing – Getting your home in front of prospective buyers is as important as how you present your home. The internet has made the ability to get your home in front of the eyes of most of the population of buyers. The great majority of buyers start their searches on the internet now and days and it is important to make your property stand out amongst the competition. If your home is priced right and marketed properly, there is no reason you shouldn’t get top dollar for your home!
