Ever want to get inside the head of a buyer?  As a buyers specialist with the rivers team, sometimes I feel like I know exactly what they are thinking.

Here's the scenario:

We drive up to house A, in the neighborhood they want to live in.  The first thing you see when you drive into the driveway is the front yard is over grown with weeds and the roof has leaves scattered everywhere.  Paint is pealing from the door, and the house has that slight green tinge to it from all the pollen. 

We drive up to house B, which is next door to house A.  The yard is freshly mowed and has been landscaped with bushes and flowers.  The roof has been swept off, and the outside of the house professionally cleaned.

Which home would you rather go inside or consider an offer?

Most buyers would choose house B. 

When a home looks good from the street, it gives a great first impression.  It says to potential buyers "look at me, you could move in tomorrow"!  Once they walk through the front door, they already have an impression that the home has been maintained, its been loved.

 If a buyers first impression is "well, I will definitely have to do something with this yard" or "that roof looks dirty and old", there is a negative connotation associated with the home.  They walk inside, looking for other repairs they will have to make and reflecting back to the home that seemed to be in good condition.  Suddenly your home is no longer a strong contender.  In a buyers mind all those minor repairs are just dollars coming off their potential offer.

Here are some easy ways to add curb appeal to your home.

1. Use a pressure washer to remove dirt and mold from your driveway and sidewalks

2. Edge sidewalks and remove vegetation from cracks in the concrete or brick

3. Mow lawn and remove weeds from flower beds

4. Remove over grown landscaping and replace with new fresher looking landscaping

5. Trim any b ranches that may be touching the roof or side of your home

6. Update the paint color of your home

7. Install a new front door or change the paint color and replace the knob on the door

8. Clean windows and window sills
