Why You Should List Your Home With A Realtor

For your consideration here are a few important reasons why a home seller should list their home with a Realtor, but more Why Use A Realtorspecifically, why you should consider using the cutting edge services provided by Nick T Pappas and my office @Homes Realty Group.

Not all real estate agents are created equally...not all real estate agents are Realtors! A Realtor is a real estate agent held to a higher standard and level of required education. Realtors must belong to the National Association of Realtors and adhere to a strict Code of Ethics established in 1913. While Realtors are mandated to treat all parties fairly and with honesty, as a Realtor, my job, first and foremost, is to protect and always work in the best interest of my client....always!Your home will spend less time on the market and save you money in the long run.

Exposure

A Realtor simply has far greater ability to provide your home for sale with the greatest amount of exposure to the public. With my office your home's listing information goes out to at least 40 different websites including Valley MLS, Zillow and Trulia. I write several blogs about your home that always rank high on Google searches. Your home will also have its own single property website and I believe my office is the only office in Alabama providing a 3D tour of homes we list.  

Negotiating

Realtors negotiate everyday so it shouldn't be any surprise that after a few hundred transactions we've gotten pretty good at getting our clients the most money for their homes and under the best terms and conditions...there's so much more than agreeing on a purchase/sale price.

Safety

As a For Sale By Owner (FSBO) do you know who you're letting through your front door? As Realtors we know who we're out showing property to before we bring them into your families home.

Use A Professional

Realtor.com makes a great argument saying that if you have a $100,000 tax question you go to a CPA or a $100,000 legal question you consult with an attorney so why wouldn't you use a Realtor when considering the sale of your $50,000...$100,000...or $1,000,000 home? Use a professional and save yourself extended days on the market, netting you more money with less stress.

 

The fact of the matter is according to the National Association of Realtors, 88% of home buyers use the services of a Realtor. Realtors simply have access to more accurate data and means of exposure, that you deserve, than an individual buying or selling a home "For Sale by Owner" (FSBO).  Realtors negotiate in the best interest of their clients netting them more money than going it alone.

Nick I have been a Loan Originator long enough to know a Realtor is worth every penny of their commission.  Anyone who has ever been part of a FSBO transaction knows what a nightmare they can be.

Great info, Nick. FSBO's are tough, but many have little choice in rural areas, or even some metro markets, where realtors are unrepresented. Have a great day !

Not only do sellers need to seriously consider hiring a Realtor, but buyers should also consider a Realtor for buyer representation. I recently worked with a buyer who thought working directly with a listing agent who represented the seller and not them, the buyer, would save them money...turns out they overpaid by about $60,000! They also thought they would save $450 on an appraisal since they were paying cash...unfortunately they will never recover that money before it's time for them to down size! Had they used me or had their own Realtor acting in their best interest as a buyers rep they wouldn't have made a $60,000 plus mistake.

People pay through the nose and make enormous mistakes when they don't hire a REALTOR. I had one of my own clients recite back to me the reasons they decided to hire a full-service REALTOR over a discount agent because they figured out it really doesn't cost anything extra, it pays, and they get more for it.

Nick T Pappas ... great info and guidance provided.  I always tell those that ask me, even as a Lender and knowing all I know about the sales/buying process, I wouldn't think about venturing into the waters without a realtor's assistance.  No way.  Not in this day and age, with the process being what it is.  We all need assistance.  We all need an advocate.  And that's an agent ...

Nick, such great points you've made here! Both globally and personally as to what  REALTOR®s can do. I like the analogy of looking at $100K and going to a CPA or an attorney, just as you would want one of your biggest investments, your property to be handled by a professional in that field, as well.
