The Real Estate Market in Warner Robins GA in December 2014 is a good example of a balanced market. Neither buyers or sellers had the upper hand which is good for the overall growth of this market going forward in 2015.

In this balanced market (6+ months of available inventory), and with 460 homes for buyers and investors to choose from, consumers have a lot of options in all price points and styles at the moment. This puts pressure on anxious sellers to ensure they price their property in-line with current market conditions. I can guarantee, in this market, overpriced homes will sit until a reasonable price adjustment is made. It is that simple.

The number of home sales (66) improved on the disappointing November totals (52 sales) and was just off the 12-month average (68). That is a decent haul considering the holidays and colder weather were at hand last month. The sales price to list price ratio was good for this market coming in at (96.93%) and tracking to the 12-month average (96.92%). The SPLP was affected by the 17 distressed homes that closed, bringing prices down a bit, but moving many foreclosures off the market in the process.

The number of days-on-market for homes that sold was 121 days, way off the 12-month average of 86 days. It is not a reason for potential sellers to panic. Older inventory finally closed and was the key contributing factor to the higher than normal DOM last month.
