Vacant land in Aspen, Colorado
Vacant land is a hot commodity in Aspen, Colorado. Because there is a no growth policy here, if one wants to build a new home in Aspen, most of the time, they must be something that has an existing structure on it or wait, sometimes years, for a piece of land to come on the market. I was so excited this morning, a new listing for vacant land within 5 minutes to downtown Aspen was listed. There are actually two parcels, one is 25 acres for $5 million and the other is 31 acres for $6 million. I don't know how big they can build yet, Pitkin county has a maximum limit on building now, that is 5750 square feet. You can build bigger but you have to have TDR's - Transferable Development Rights, to do so. TDR's come from a different property that has extra or does not ever plan on building. I have been waiting for something to come up for a year and a half now, I have a client that really wants property that meets this listing. I have sent him the info and he is very interested. It's snowing again today, so I can't go and take pictures and neither can the listing agent, visibility is zero. I know that this is exactly what they are looking for and can't wait to show it to them!
