Strange Requirements for a New Home - Too Many Restrictions?
It is really great to have a Buyer Prospect who knows what he wants and can afford to buy it. He can afford to be in the "best" neighborhoods in town. He is an out of state Buyer, so I need to get him photos and reports to keep him happy and to encourage him to travel to Prescott to see the homes I can find.
Here is a partial list of his requirements:
- Private Commode at least in master bedroom
- Home to be on Natural Gas, no propane
- Must have an entrance foyer
- Single level home, no stairs
- No modifications, Client will accept house as it is now
- Sloping driveway to be south-facing
- Big Views
- Size of the house 2,200 sq-ft to 3,200 sq-ft
- 3 bedrooms, 2 baths, 2 car garage (minimums)
The city of Prescott is in a valley with mountains all around. Many neighborhoods have homes on slopes and single level homes are very scarce, especially homes with views. The City of Prescott sells itself. It's altitude of 5,300 feet means we have FIVE seasons (including the monsoon season) and the absolute best climate in the USA. We don't get much snow here and what we do get lasts for only a day or two.
The requirement for natural gas means that the home must be in town, that is no rural homes with propane.
Our MLS has fields for some of these but none for others. There is no field to identify private commode, entrance foyer or south-facing driveway. I have only been able to manually search through possibilities, look at the photos and read the descriptions, call for additional information and even preview homes to determine possible suitability in person.
I believe my prospective Buyer is serious and will take action when I find him the right home. He does not appear to be willing to compromise, however.
