Under Contract in Marumsco Hills (Woodbridge, VA)

This single family home in Marumsco Hills hit the market on January 17th (2015) listed for $249,000.  The list price was chosen to compete with the active inventory that had been sitting on the market.  This home 2254 W Longview Drive in Woodbridge was Under Contract in only 7 Days.was a bit bigger, but had no kitchen or bathroom upgrades.  However, new carpet and paint went a long way to making buyers feel at home.

Within three days, the seller had an offer.  The next day, another.  I was getting calls on this home every half hour.  

The Seller waited to see what other offers might come in before sealing a deal on January 24th.

Tammy:  He was, especially since we were prepared to be on the market thirty based on the other homes sitting on the market.

Carla:  I definitely know my strengths and when I am not the best for the job, which is just as important as knowing what do excel at.  

Rob:  The technical time it will show in the MLS is 7 days, but big whoop.  It just took us four days to make sure the seller was getting everything he wanted out of the offers.

Bob:  When buyers are competing, the seller can make more counters to an offer than they would be comfortable doing otherwise.
