Kauai 4th Quarter 2014 Real Estate Sales

Fourth quarter statistics are in for Kauai real estate sales.  The charts below show our real estate cycles beginning in 2005, the buildup to what turned out to be a peak in 2006, the 2011 market bottom, and on to the present.  All three categories, homes, condos, and land, showed a dip for the 3rd quarter 2014, something I described at the time of posting as "interesting" but probably not the start of a new trend.  That assessment is affirmed by 4th quarter statistics which show a substantial increase in prices for all 3 categories.

 

Kauai condo sales prices have been on an upswing since 2011.  The data trend line shows a continued upswing in prices with a large 4th quarter increase.  Current median is 11% higher than a year earlier.

Residential sales prices have been trending up for 1 to 2 years.  In the 4th quarter 2014, median sales price took a large jump.  For the year, the median is up a modest 1%.

Kauai Vacant land sales prices were relatively flat for several years.  The 4th quarter uptick represents an increase of 7% for the year.

nice chart. It does not seem there is enough momentum to push over push historical high.  Not enough jobs, retirees?

 It is encouraging that we are not repeating the bubble that we saw back in 2006 with what, in retrospect, was wildly inflated values (we didn't realize it at the time).  Unemployment is down to 4% in Hawaii, another good sign for our economy.
