The 2014 Mansfield MA Real Estate market reflects what we have seen in our other markets. Decreasing inventory continues to drive down the total number of sales but drives up the average sales price.
Here's a look at the total single family home sales in Mansfield MA for the past five years. 2014 saw a decrease in total number of sales from 2013. Last year's sales were also down slightly from the 2012 numbers. However, Mansfield home sales in 2012-2014 were all significantly higher than those in 2010 and 2011.
Prices for single family homes in Mansfield, however, were significantly higher in 2014 than in all previous four years. The average sales price in 2014 came in at $419,709.00 compared to $364,450.00 for 2013. Homebuyers continue to see Mansfield as an attractive community with its good schools, commuter rail access to Boston and Providence, cultural offerings and proximity to outdoor recreation. Continued low inventory also fed the increase in average sales prices.
What does this mean for the Mansfield MA Home Buyer? Inventory remains low, with only 17 single family homes listed for sale with MLS Property Information Network as of January 26, 2015. Homebuyers who see a home that fits their wants, needs and budget will want to act quickly as homes are going under agreement as quickly as they come on the market.
