Naisbitt-Bagley Team's First 2015 Seller Newsletter Update from ERA Realty Center--Please Enjoy a Happy and Successful 2015!

 

On the Cover of the latest "DS News 12.2014", we see in large yellow print,  "Industry Leaders Speak Out on Housing in 2015".  On page 15 of this magazine, we read, "REPORT: HOUSING MARKET NOT COMPLETELY BACK, BUT GETTING CLOSER".  To quote the first paragraph of this article, "The National Association of Home Builders (NAHB) released its Q3 Leading Markets Index (LMI) report and the verdict is:  National housing recovery is getting there, slowly but surely." Of course, we are all hoping to read the words, " totally recovered," but the above news is still good news!

 

Let's take a look at our local housing market news:  According to the attached 2014 market graphs for the Iron County Board of REALTORS Multiple Listing Service (MLS), 247 homes sold under $99,999 while 608 homes sold between $100,000 and $199,999 for a total of 855 homes that sold in our area $200,000 and less.  Obviously, there are many happy buyers enjoying homes that were a great value!  There are also 333 happy homeowners in the ranges above $200,000!  There are  937 lots currently on the market and only 279 sold in the entire year.  New construction homes are available.  Acreage, commercial, farms/ranches are slow movers!

 

Wherever I go, people want to know, "How's the market?"  The answer is very good!  Take a look at all of the attached graphs to see that a large number of buyers purchased homes in all price ranges in our market which means the same number of sellers also sold their homes!  Congratulations!  2014 was a great year for buyers and sellers, and we are expecting 2015 to be even better. 

 

We are excited to report that once again ERA Realty Center sold more homes for the entire Iron County Board of REALTORS than any other office in 2014, and ERA also sold more of their own listings than any other office.  This has been the case for many years.  We want to thank our clients and customers for working with us and for referring their friends and family to us.  We do love referrals, and we do work hard to give top experienced and trained service.  Thank you.

 

The Utah Association of REALTORS (UAR) Local Market Updates by County are attached.  Since it takes UAR approximately 2-3 months to compile the statistics, the November 2014 report is the latest and includes information for every county in Utah.  Iron County closed sales are up 1% year to date (YTD) and the Median Sales Price is up 19% YTD to $131,000.

 

We have a large variety of buyers including dream home seekers and those moving up and downsizing as well as investors.  Multiple offers do still come in on properties, and the seller has the right to consider all offers until he accepts one.  The seller's right to choose which offer he wants is gold.  He doesn't even have to choose the best one.  If buyers find the right home for them, it is important to make the offer as soon as possible rather than wait for a multiple offer situation which could happen for market-priced homes.
