Where's the agent?

By
Real Estate Agent with Coldwell Banker Residential Brokerage

I hate that it only takes a few bad seeds to give us all a bad name. What am I talking about? I recently received an email from a distressed seller who had not heard from her Realtor since last year....it is April (over 3 months!!!) RIDICULOUS!!! No Merry Christmas, Happy New Year ...nothing. On top of that the seller tried to contact the agent but their email was full so it just came back and repeated voice messages were never returned. New meaning to just sticking a sign in the yard and forgetting. The seller even called the office to make sure the agent was okay.

When the listing was about to expire a couple of days ago I tried to call the agent to let them know that they had chosen me to take over the marketing of their home and ask that the lockbox be picked up, of course no call returned, but somehow someone managed to skulk over and pick up the lockbox after my seller left for work ad before I arrived with the new one (about a 2 hour window)...good timing I guess.

We get paid good money to provide a service to our clients. They trust and believe in our abilities...lets at least try to do the best we can : )

That is pathetic.  That agent should not even have a license.  Good for you to show them how it is really done!

At least now you can show them what an agent should do. Good luck!

This actually happened to a friend of mine recently. She is located in GA and she is selling a house in FL. I stopped by the house to pick something up and the lock box was gone. This was suppose to be my way into the home. Anyways, I called my friend to let her know and she was surprised! She had no idea. The agent never called to tell her. She didn't even mail the key back!

It's amazing.  I used to see that all the time.  Not only does it give the agent a bad name, it gives the Brokerage a bad name as well.  (Not to mention the reputation of other Realtors and Salespeople).

One thing you might want to inquire about is what kind of listing did they have.  It could have been one of the Exclusive Agency listings that the seller opted for to save money.  The Devil is often in the details.

I think that is a little unkind. I'm sure this other agent was busy with their two other jobs they had to take on because they had no clients.

It's amazes me that there are still people in this business that are still trying to earn a living by providing a lack of service. I bet they are the same people you complain about lack of services as well.

The previous agent obviously knew they had failed to properly service their client. Now they have to skulk over in shame, to remove their lockbox and sign.

I referred a friend to an agent who had the expertise to handle his property.  He listed the property Feb, between Feb & April, he might have called once and showed it once (to other agents).  Property experienced minor flooding in April, the agent called me and asked if he should call them (duh - yes).  He never did, in fact he never called them again and it was a year listing.  I told my friend that he had the right to get out of the contract and I would back him up.  By this time, he wasn't interested in selling.

I am still very upset with this situation.  Yes, I did let the agent know of my displeasure and copied in my manager (who said i did good).   What even is worse, is this agent now manages the group - it is one of those things that make you ask yourself WHY?   I don't care what position he is in, he is not getting any of my referrals.

Should have aired this laundry on members only format.  It does the public no good to kick another agent in public or suggest his license be pulled.  He or she is still a member of the same industry you have apparently mastered.  Be glad you got a listing and leave it like that.  Tell us about your new listing...and leave out the back ground drama is the professional way to handle this one.  I think you startled hurling rocks suggesting he is "skulking" around.  If you learned the fellow agent's kid was terminal cancer and had less than three months to live, you might bite your tongue.

Thanks for your support. I am really not trying to throw anyone under the bus. I know that even the best agents will have clients that may feel like they are not doing a good job even when they are doing everything possible, especially in this marketplace where sales are slow and prices are on the decline there are bound to be unhappy clients. My goal is to keep myself as well as others on their toes so that we do not fall into such patterns. I know that many realtors and friends of mine have had to take second jobs to make ends meat in this market but remember to keep your clients happy, referrals will come, we will survive this market!
