Have you ever been in a real estate transaction when an issue arises? Most of us have. But when an issue arises, that is when you can separate the good real estate agents from the great real estate agents. The great agents will communicate what's happening and help resolve the issues. The "good" agents often stop communicating with you, leaving you to guess what's going on with the transaction.
It's So Frustrating
To say this is a frustrating situation would an understatement. Your client is looking to you for the answers and you are looking to the other agent for answers. This makes everyone involved look bad. You shouldn't say anything negative about the offending party to your client because it doesn't serve a purpose. All you are doing is making the situation worse. When the going gets tough is what our clients pay us for, otherwise anyone could do what we do. The situation is not going to magically resolve itself by failing to communicate...it only gets worse.
No Real Estate Emergencies
Although there are painfully few "real estate emergencies", there are times when time is of the essence and it becomes critical that we get some answers. Buyers and sellers have entrusted us with what is usually their largest asset or soon to be asset...we can't take that responsibility lightly. It is our job and obligation to represent them well and protect their best interests. If some of them knew what their real estate agent was actually doing (or not) they would probably be extremely disappointed.
Act Like a Professional
It is imperative for us, as real estate professionals to actually BE professional. When you receive a call from one of your peers, they are calling you to get information about the transaction. Take their call or be sure to return their call in a reasonable amount of time. Don't disappear when there is an issue with the transaction. Face the issue head on and work with the other agent to see how the parties can move forward. When you ignore an issue, instead of getting resolved, it only gets bigger. My experience has been that people...all of us, will think the worst in the absence of information.
Let's Work Together
If you aren't willing to do the hard stuff then perhaps real estate is not for you. It would be great if the job of a real estate agent was as easy as it appears on television, but it's not. There are a lot of moving parts to a real estate transaction and the job of a real estate agent is to keep all of those parts moving. We all need each other to get to settlement, so we have to work together for the good of our respective clients. It's not about placing blame or pointing fingers, it's about making sure our clients have a positive home buying or home selling experience.
