Braemar Property Values:  November-December 2014 (Carriage Series)

The perfect accent to a Braemar Carriage home is a nice dusting of snow.  Nothing makes these homes Braemar Carriage Homelook more quaint than snow.  So far this winter, we've had three dustings that gives our Braemar Carriage homes that complete that Christmas tree village look.  It was actually December 2004 when my husband and I drove through Braemar, and the quaint factor of the Carriage homes, had us ready to move.

This Braemar Property Value Reports delves into the last two months of real estate activity for Braemar Carriage homes.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale. 

There were three Braemar Carriage homes that sold in the last two months of 2014.  Two of the three were three bedroom models.  The high sold price was $395,000.  That was a Parkdale model without a finished basement.  The low sold price was $300,000 and was a Norwood model.  The average of all the sales gives us our new average market value of $335,000.  That's a decrease of over 8% since last report and a 4.5% decrease since last year.  This doesn't concern me, as this report does have two smaller homes skewing the numbers.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect to be under contract in an average of nearly two months.  You could also expect a buyer to request an Deer in Braemaraverage of 1.5% of the sales price in closing cost help.
