Braemar Property Values:  November-December 2014 (Heritage Series)

The phone has been ringing this January.  Buyer's Agents are calling me asking if I have any Yardleys Yardley model in Braemarcoming on the market.  Hopefully the spring market will bring some mid-sized single family homes to the Braemar real estate market.  Right now, in this edition of the Braemar Property Value Report, we'll look back at the last two months of the real estate market as it pertains to Heritage Series homes.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two sales of Heritage Series homes.  One was an Exeter that sold for $419,000.  The other was a Yardley that sold for $470,000.  The average of both sales gives us our new average market value for Heritage Series homes of $444,500.  That's an 8/10th of 1% decrease in average value since last report and last year.

If you placed your Heritage Series home on the market, priced to current conditions, you could expect it Deer in Braemarto be under contract in an average of just over a month and a half.  You could expect a buyer to ask for an average of just over 2% of the sales price in closing cost help.

You have a very quick average market time!  Homes like that are averaging 90-120 days here.

Excellent report Chris Ann Cleland the information buyers and sellers are interested in and easy to understand.  I agree with Catherine Ulrey 48 days for that price range in the Phoenix market would be more like 98.

Surprised to see a decrease in the average sales price. Here in the Napa Valley, our average from 2013 to 2014, a 25.9% increase. good luck and cheers cvc

Catherine:   I guess we got spoiled in Braemar with two week marketing times being long.

Nancy:  Perspective is everything.  We've been very spoiled in Bristow, VA.

Curtis:  It's not quite a 1% decrease in average value, so I'm not concerned.
