Braemar Townhouse Report: November-December 2014
The end of the year is not a time when most people think of buying or selling real estate. Of course, ask a full-time Bristow Real Estate Agent their thoughts on the holiday real estate market and you may hear about how the "home for the holidays" concepts comes to life. In this edition of the Braemar Townhouse Report, we will look at the holiday months of November and December and see what the sales meant for average market value.
There were eight Braemar townhouses that sold during the last two months of the year. The sales prices ranged from $275,000 to $315,000. The average of all eight sales gives us our new average market value of $295,313. That's nearly a 6% increase in average market value since last report and nearly an 11% increase in average market value since last year.
If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of just over five weeks. You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost assistance.
The next Braemar Townhouse Report will be out in March and will detail sales from the first two months of 2015.
