North Pasadena Heights Landmark DistrictThis is a neighborhood recap of North Pasadena Heights homes for sale and a market recap of sales for 2014.   All statistical information in this report has been gathered from our local multiple listing service(mls) as of January 28, 2015.  

 

The boundaries of the North Pasadena Heights landmark district neighborhood are Paloma Street(South), Whitefield Road(north) between Hill and Allen avenues. Homes and lot sizes vary from quite small to large(relatively) with a variety of architectural styles represented.  The central location is just north of the Foothill(210)Freeway and is close to the Gold Line light rail station at Allen Avenue. It is not far from many of the shopping, dining, culture and recreation opportunities in Pasadena.  

 

Pasadena Historic Homes For Sale

 

There are currently two North Pasadena Heights homes available for sale.  

 

One is a small circa 1921 renovated bungalow with with a separate bonus guest unit on an approximate 2503 square foot lot priced at $524,900.   

 

The other is a fixer with approximately 948 square feet on a lot that measures approximately 7504 square feet priced at $680,000.  It is a probate sale but does not require court confirmation.    There are no properties in escrow.

 

North Pasadena Heights There were twelve mls-reported closed transactions in 2014 ranging from $515,000 to $1,500,000 with an average sales price of $970,880(median sales price of $957,500). Eight of those transactions closed at or above the last list price and on average sold at 99.77%.   They sold at $448.16 per square foot on average.  

 

For the same January through December time period in 2013, there were 14 mls-reported sales. They ranged from $413,500 to $1,170,000 with an average sales price of $809,079(median $831,500).  They sold at 99.68% of last list price and $447.32 per square foot on average.

As is true throughout much of Pasadena real estate, inventory in the North Pasadena Heights landmark district, the turnover of homes remains low.  

 

It is also important to be mindful that the size of the home and lot along with condition in this neighborhood vary greatly.  For a homeowner thinking of selling, a more thorough analysis of a property than space permits here will be necessary.   The same is true for prospective buyers:  we review the homes and look behind the numbers in order to best strategize an overall plan to assist you successfully.
