Once a Home buyers says "That is my Dream Home" how long do you see them waiting to write an offer? I am seeing an interesting pattern and when reading a question in the  Active Rain,  Q and A section by Praful Thakkar  it made me wonder what other people were seeing. With a new Bank Owned Listing last Friday priced to sell I had a dozen showings in the first 2 days and a handful of offers over last weekend. Needless to say, first thing Monday morning one offer was chosen and the home went under contract. Many buyers felt they got left out in the cold.

 

A buyer agent who showed up to see the home with an appointment walked in as another Buyer Broker was writing an offer for one of the buyers. The Buyer agent without the appointment blurts out "who would write an offer on the spot? Well I can tell you that most Buyers will wait a few days to write an offer once they find a home they love. Most will then lose out on that home to another buyer and the next time they find a home they love, they will be the ones writing an offer on the spot. You can guess which buyers offer was accepted.

 

The HARD FACTS is that in some markets there is a shortage of homes for sale. If you delay in writing an offer or chose to make a low offer, you may lose out. Make your best offer and make it right away without delay.   

 

 

THE BOTTOM LINE  for consumers is the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. 4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell.
