First Harbour Seal of 2015 in the OBX!
In the Outer Banks, harbor seals are winter heralds. As the mercury plunges, individual harbor seals haul out on the warmer sands to rest in the sun and take short naps before heading back into the ocean. It's not unusual to find the same seal hauling out a few days in a row before continuing on its migratory journey. These seals are big (110-165 lbs.), and faster than you would expect, for all their clumsiness on land. If they are healthy, they rest with their hind flippers elevated, a pose that looks most uncomfortable to me! But a "banana" posing seal is a happy, healthy seal, so I'm told. So, is the OBX real estate market!
So, NOW is the time to "Seal that Deal" for that Outer Banks vacation rental investment property! Yes! The first 3 months of the year are the best time to buy on the Outer Banks. Why? For those looking to invest in rental property if you close on a property between January and April you will have the opportunity to receive almost 100% of the rental income for 2015 with less than a full years' worth of expenses. Many of the rental houses already have weeks booked at this time which means the seller has received those deposits. Those deposits are dispersed to the buyer for any rental weeks that have NOT yet occurred.
