I was going about my normal daily activities as a Real Estate Broker for Ran Right Realty during the day and when I came upon a challenging Real Estate episode, I had to shift into my appropriate and well known character....BROKER RICHIE. I had an occasion to have to make that shift when visiting a property. But first....
RICHIE YOUR FRIENDLY REAL ESTATE AGENT
Here I am in my everyday ordinary Real Estate mode going about the area, visiting with clients, the club, checking up on properties and making the daily rounds in the neighborhood and at work. A familiar face is mine as I do a lot of public appearances
My other persona is that of author of the PEARLS SERIES of books by Richard Alan Naggar where I attend many book signings, lectures, groups, counseling sessions and one on ones using the many books and the varied subject matters. Again, it is just another facet of my life shared with others and is welcomed everywhere in town
IT BEGAN.....
The one that was summoned to correct and right a wrong is described in the tale of BROKER RICHIE and the ROOM of DOOM. It started when I went to see a property that was listed as a 3 bedroom and it ended up being a 2 bedroom instead. Well which one is it? The one advertised or the one you are trying to sell me? Speak up you waster of my time!
ROGUE AGENT
Well it can be a 3 bedroom if you want it to be by just making a few alterations says this loud voice of dissension! But I countered gently... that is not what you are saying in the MLS when you introduced it and then I was rudely, abruptly cut off! It depends how you look at it is what I was aggressively and boldly told and I knew I was up against an obstinate type of ROGUE NEWBIE agent in a "funny" room that was not right! I knew what I had to do. Wait here sez I! Don't move from that spot
THE AGENT TURNED PALE
Listen you! You cannot make this up as you go! This is Real Estate 101! Whatever you advertise has to be true to the product and if there is something not quite clear or ambiguous, you disclose long before someone gets here and has to argue with you. He turned pale and went silent but was listening
I WENT ON
If you ever want to make this your career, learn to represent the product true to form, disclose, don't argue or intimidate and take correction or you are not going to make it in this business. Now this is NO 3rd bedroom but a room of doom if you keep representing it this way
I CRACKED THE WHIP TO MAKE THE POINT
It only took one crack of the whip and this newbie agent came around and made the necessary changes. Since the agent was so receptive, I changed into my "fatherly persona and we talked (below). I explained that you don't want to be known as a DUMMY in this business and to assess yourself before you turn in for the night...He came around and we left each other in good graces
