Pasadena San Rafael Hills - Pasadena Real EstateThis is a recap of San Rafael Hills homes available for sale along with an update of properties sold in 2014. Statistical information is from our local multiple listing service(mls) as of January 30, 2015 and may not reflect all activity in the neighborhood.  

 

For purposes of this report, I am using the following boundaries: South of Colorado Boulevard, west of Avenue 64(including the east side of the street north of La Loma Road) to the western border of the city.  It also includes the hillside streets off Avenue 64 south of La Loma to the city of Los Angeles border.   

 

Pasadena Homes For SaleThe San Rafael Hills neighborhood is particularly desirable because of its convenience to multiple freeways including the Arroyo Seco Parkway(110), Foothill(210), Ventura(134) and Glendale(2).  

 

We Angelenos love easy access to freeways as our use of them can make getting places a bit more convenient.    

 

However, this area is also close to the rapidly and long awaited(by many along with some detractors) gentrification of Highland Park plus the vibrancy of Old Pasadena just across the Colorado Street Bridge.  A multitude of shopping, dining, entertainment, recreation and culture await.   

 


Historic Poppy Peak District - Pasadena San Rafael HillsHomes in the neighborhood seem to cover the architectural gambit with examples of Spanish, Mediterranean, English, Cape Cod, Ranch, Mid-Century and most notably Modern.

 

There are a number of architecturally significant homes that can be found in San Rafael Hill designed by Buff & Hensman, Harwell Harris, Calvin Straub, Craig Ellwood and others.   The Poppy Peak Historic District was established in 2010 to showcase some particularly fine examples of mid-century modern designs. Shown in the above photo is the Laing House by architect H Harwell Harris.  There are outstanding views from some of the homes.

 

 

San Rafael Hills - Pasadena Real Estate

 

There are currently four San Rafael Hills homes for sale ranging from $699,000 to $1,399,000 with an additional two in escrow.

 

During 2014, there were 44 mls-reported closed transactions ranged from $570,000 to $1,437,775 with an average sales price of $894,618(median sales price $867,500).   They sold at an average 101.05% of list price and for $508.12 per square foot.

 

Pasadena Homes For SaleFor the same twelve month period in 2013, there were 60 neighborhood homes sold.   They ranged from $455,000 to $1,550,000 with an average price of $863,481(median $835,000).  Selling at 100.53% of last list price and for $465.67 per square foot on average, the homes ranged from fixer-uppers to those that have been extensively renovated.

 

Inventory of properties for sale in the San Rafael Hills, like much of Pasadena real estate, remained a challenge for buyers in 2014.   Still competitive mortgage interest rates and positive sale price increases along with multiple offers continue to underscore the sellers’ market.   

 

There are still opportunities for savvy and well-prepared buyers.  Prospective sellers need to remain mindful that there is a certain cautious approach to Pasadena real estate(although notable exceptions exist where head scratching takes over).  Whether you are a buyer or seller, let’s discuss what is important to you when it comes to the many neighborhoods of Pasadena real estate.   I can be reached at 818.516.4393 cell.

Yes, Joy Daniels, residents of the Los Angeles area are Angelenos.  I'm not sure if Harrisburg has such a designation for people who live in the region but it seems Suzanne McLaughlin knows -- who am I to disagree?
