It's a question more than a blog I suppose......

Home Builder with ODaniel Homes

My company is attempting to build out a subdivision that was developed and approved by the city, but only a limited number of lots actually sold.  My agent has put together a great marketing plan for my company to build it out.  Everyone we've approached with our concept seems to think it will sell out very quickly even in today's market.  Part of the marketing concept is, and I'm going to leave this purposely very vague, but the headline is:  "ODaniel Homes presents A Particular Subdivision".  The owner of the subdivision doesn't like it because it appears to say, to him at least, that my company owns the subdivision.  Now, keep in mind that his subdivision is not and has not sold well at all.  My question follows:

If you were in the position of owning a subdivision that you'd like to see sell and a reputable builder approached you with the same idea and marketing plan and you had nothing to risk as the owner is getting paid as we take down lots, and the owner is not a developer nor does he live here, would it really matter to you how the community viewed "who" owned the lots as long as you got paid as agreed?

Yes. Maybe you could name a street after him, or maybe a greenspace or something. I think it does matter since without the lots there would be no subdivision.

How about ODaniel Homes is pleased to present new homes in ____________? I market for builders and developers (but work as a brokerage of my own) so I have been in these situations.......

Maybe he feels that if the public sees that "someone" else owns the lots or subdivision, it will be perceived that he had to sell, which may equate to failure in his mind.
