We were contacted by the seller of this expired short sale property in Michigan City, Indiana 46360 who read about us when doing a Google search, plus a local NW Indiana attorney whom we had worked with on short sale transactions in the past also recommended our services.
The home had been previously listed for several years by several different brokerages without selling.
Day 36 on the market the sellers accepted an offer subject to lender approval, like many short sales however, the 1st buyers withdrew the offer due to time for lenders approval process of the short sale.
7 days after the 1st offer was withdrawn, a second offer was accepted. A couple months later this offer ended up being countered by the lender to a higher price = which they can do as short sales are not fire sales and the banks do have a bottom line. The buyer did not accept the banks counter.
The third offer (several months later) at List Price closed escrow in just 30 days after sellers acceptance as the paperwork and process for lender approval was previously set in motion.
Total market time was 361 days - short sales are not for everyone.
