
So many times when I say I am a Realtor, I see the stop sign go up! I am not your used car salesman type Realtor. Can I say I hate used car salesman types, period. My interpretation of my job is much different than most people think. I am not the source, I am the resource. I can't answer all questions, but I can tell you where to look for the answers you seek. I'm not dumb, I just don't want to come off as a know it all and wind up in a lawsuit. I find when I am in search of an answer instead of asking someone, and relying on that answer, I would rather go to the source and get it direct from the horses mouth so to speak. And you should too!

Here are things I wish my buyers would ask me.
1.) Is it a Buyers Market or a Sellers Market?
2.) Is the market going up, down or stabilizing.
3.) How much are the Taxes? Any Mello Roos or Special assessments, HOA?
4.) What lender has the best rates and are user friendly and will help me with closing costs?
5.) How do I search for school ratings and test results?
6.) How do I know if there is a child molester, sexual predator in the neighborhood?
7.) What is the current market value of a home, is it over priced or on the money?
8.) Is this a desirable area, will my value go up?
9.) What website can I check the crime rate for this neighborhood?
10.) If I over price my house to sell, how long will it take to sell?
11.) Who pays for repairs? What repairs have to be done, and why?
12.) How much will I pay in closing costs?
13.) Who pays what in a transaction?
14.) Are commissions negotiable?
15.) When are the results from a Natural Hazard Disclosure a concern?
16.) Can I get my Earnest Money Deposit back if I change my mind?
17.) What if my Fico changes during escrow?
18.) How do I negotiate with my lender for a better deal?
19.) What do I have to disclosure to the buyer?
20.) What can you do to get my home sold quickly and at a competitive price?
