For Sale By Owners - You Are Inviting Total Strangers Into Your Home
After speaking with a number of home owners in Suffolk County, Long Island, NY, that were selling their homes on their own, the number one reason I was told they were doing so, was to save on paying a commission to a Realtor. In this day and age, it is totally understandable that a home owner needs the most amount of money in their pocket after their home has SOLD.
Please keep in mind that there are so many safety issues involved when inviting total strangers into your home.
When a potential buyer calls to make an appointment to see your home, ask for their full name, address and phone numbers. Ask them to bring a copy of their driver's license to their appointment.
Ask the potential buyer if they have been pre-approved and for how much. If your home is selling for $400,000 and they can only afford $300,000, then why waste your time showing a home to a buyer that can probably not afford your home.
Ask the potential buyer if they have a home to sell. If they do and their home is not sold, then this could become an issue for you to move forward with your plans.
If the potential buyer knocks on your door, it may be wise for you to make an appointment with them and not let them in right away. If they are serious about purchasing your home, they will make an appointment.
Take note of what kind of vehicle they are driving and get a license plate number, if possible.
Let a family member, friend or neighbor know when a potential buyer will be viewing your home. You may want to have them call you during the showing.
Make sure all of your important documents, medication and anything of value is secure in a hidden place.
It may be wise to remove family and personal photos that are displayed around your home.
Do Not leave potential buyers unattended. It may be wise to have 2+ people home when showing the home.
