Each week, we feature one of the many great neighborhoods nestled in the hills and meadows around Camas, Washington. We think Camas offers a great lifestyle with the charm of small-town living and easy access to the big city amenities of nearby Portland, Oregon. 

Washington has no state income tax and that makes it popular with both young families, and retirees. However, be forewarned, Camas does have some of the highest local taxes in Clark County. Those of us who live here don't mind. Those taxes pay for our top-rated schools and an abundance of parks and trails.

If you’re looking for a neighborhood with solid home values due to excellent schools, convenient shopping and services, easy access to recreation, and views -  consider Deer Creek. It’s a good example of how a conscientious developer, who takes the time to consider overall neighborhood design and amenities, can help ensure future values for area homeowners. 

 

Deer Creek is a neighborhood of 330 single family homes located on popular Prune Hill. Comprised of timeless and varied architectural styles, it was developed in part, by several brokers affiliated with The Carl Group. Most homes sit on large lots, with many sited to take advantage of spectacular views. 

 

The neighborhood has playground areas, walking trails, and tennis courts which are maintained by the Home Owners Association. There are CCRs ( Covenants, conditions, and restrictions) which buyers should read in advance of purchasing a home. HOA fees are $134 a quarter and pay for maintenance of the neighborhood play areas, tennis courts, and commons.

The MLS reported sale was in November 2014, for a 3872 square foot custom home with 5 bedrooms and 3 bathrooms. It was built in 2004 and sits on a .25 acre lot featuring a private backyard with a garden area and a basketball court. Most windows open to sweeping territorial views and the large master suite has a gas fireplace and vaulted ceilings. 


The most recent sale in January 2015, was a short sale which required  4.5% buyer premium plus a $299 technology fee in addition to the sales price of $525,934. Nonetheless, the buyers got a great deal for this large 7 bedroom, 4 bathroom home with stunning views.

There are currently 2 active listings in the MLS.  One is a stunning property ( I've been in the home for a reception to celebrate a friend's promotion ) with 5 bedrooms ( including a Master-on-Main ensuite) and 4.5 bathrooms. It has 6255 square feet and sits on a
.37 acre lot with views of the Columbia River, Portland Lights, and Mt. Hood. There are 5 gas fireplaces and all of the upgrades you would expect a the price point of $1,149,900. There is also a 10’deep backyard pool and built-in hot tub. ( NOTE: this home has been for sale for a number of years, which indicates a pricing issue.)


The other active MLS listing is a bit more affordable at $495,000. It is 3,030 square feet, with 4 bedrooms and 3 bathrooms. The 10,000 sq.ft. lot backs to a greenbelt creating more privacy. The public remarks say a downstairs den (with closet) could provide a bedroom option on the main floor, if needed.
