IMOTO Photo Offers Virtual Staging For Photos


Vacant homes can be tricky sometimes to show and sell.  Many times, buyers have trouble coming up with a vision for a big blank room.  Physical staging can transform a big blank box into a dream room.  Sometimes, sellers just don’t have the budget to bring in temporary furniture and make the empty shell feel like a home. 


Yesterday, I talked with a company here in Denver who not only photographs your listing, but they can also virtually stage your vacant listing so the pictures on MLS and every other real estate website shows the rooms with some definition and character. 


For about $75 per room, a seller can have each room virtually staged to look like a model home.  Now don’t try to sit on these virtual couches! 





Most buyers look online before physically touring any home.  This way they can see the home as it would be with furniture and décor.

Great idea, but I am not sure we can do this in MRIS either. We cannot photo shop things in and out. maybe a separate Virtual Tour that is disclosed but not in the MLS ???

Sounds interesting but I think there should be a clarification on the ethics of it.  Where does it begin and end.  Can we mow the lawn with this program or trim back the trees?  What about change wall colors or ad carpet?

I'm with Pat & Wayne Harriman ... I would love to find a software  program that could do this.  I'm creative and could place virtual furmiture to make the room look appealing and welcoming.  Any suggestions ????

From a buyer's viewpoint (I am not an agent), showing both the before and after photos seems to be an amazing selling point to me! I like viewing the empty room first, without any of the seller's stuff. Then, showing the room's possibilities is super helpful. Some folks see what's possible with a little help. My mind's eye can be pretty blank, kinda like the before picture. Love this great idea!

Did I ever tell you why I quit staging?  I'm more of a "give me a blank slate" kinda guy.....I don't want to see what someone else would do.  I want to visualize a place they way I'd want it.....not the best attitude for a stager.

This is a very cool thing, but I guess I would worry that buyers might feel duped when they show up to the property and it doesn't look exactly the same.  I know that I have staged homes before, then needed the staging materials for a newer listing, so I guess it is the same thing, haha.
