Traditional ways of selling a property do not always work. Sometimes you have to think outside the box to sell your Southern Maryland home.

Sometimes selling your Southern Maryland home can feel like it takes forever.  It could just be that you are anxious about moving out of this home and on to the next.  It might also be because you are not drawing in potential Buyers like you would like.  This is when you need to think outside the box to sell your Southern Maryland home.

Staging your home is always a good thing.  Studies show that staged homes sell quicker than un-staged or empty ones.  Pack up the clutter.  Give your property a good "spring cleaning".  Make everything appear fresh and new.  If you talk to your Southern Maryland REALTOR®, they might be able to recommend a professional or even offer up some ideas of their own about how to make your home look its best.  But this is pretty typical stuff.  You need to think outside the box to sell your Maryland home.

They say that the way to a man's heart is through his stomach.  The same can be said for potential Buyers.  Keep some ready made cookie dough on hand so that you can pop them in the oven just before an open house or a showing.  The smell will trigger a feeling of home in the brain of the Buyer.  You can find cookie dough in the refrigerated section of most supermarkets.

Create a buzz with your neighbors and family.  Offer a prize of a hundred dollars, a gift certificate towards dinner at a local restaurant, dog sitting services or maybe even free babysitting for new parents if they are the ones to recommend the person that ends up buying your home.  Use your social media circle to create the same buzz online by offering up the same incentives.

Be prepared to have Buyers with kids come through the house.  Leave crayons and coloring books out on the coffee and/or dining tables to keep the little ones occupied.  Set up a play corner in the living room with some of your children's toys.  This will allow the Buyers to walk around freely without having to worry about what the little ones are doing.  It could also put that spark in their minds that makes them see this as their home.

It is recommended that Southern Maryland Sellers leave their home when it is being shown.  This allows the Buyers to relax and feel like they could take their time looking at the home without someone hovering over them.  Leave a nice typewritten note that tells the potential Buyer how much you have loved living in this house.  Talk about the positives of your various neighbors.  Let the Buyers know where the local dog parks are, recommend some great local restaurants and tell them about your other favorite haunts.  This personal touch will really leave an impression on them.

Instead of a traditional open house, try throwing a wine tasting party.  If the weather allows, show off your backyard with a fun BBQ.  This allows potential Buyers to visualize themselves in the space in a relaxing, natural way.  You may even end up with an offer!
