Last year may have gone out like a lamb, but Milton MA home sales in 2015 have come roaring in like a lion!  According to the January 2015 Milton MA Home Sales Report, there was a boom in sales as well as a significant increase in prices.  Milton MA homes continue to be a hot commodity!

The MLS Property Information Network reported that there were a total of 20 Milton MA homes sold between January 1st and January 31st, 2015.  That is a 53.8% increase from the same time last year.  One thrifty Buyer was able to snag a 3 bed/1.5 bath, 1687 square foot Colonial on a corner lot for $372,000.  Another Buyer currently owns a 5 bed/6.5 bath, 7551 square foot Contemporary Cape-style home that they purchased for $2,908,888.

Prices continue to increase as well.  The average sale price for a Milton MA home increased 13.3% from the same time last year ($627,731 in 2014 to $711,510 in 2015).  That makes three consecutive months of year-over-year increases.  Six of these homes were sold at or above asking price.  The average list price to sale price ratio increased from 97% last year to 99% last month.  The days a home spent on the market before it received an offer averaged out to 80, which was a significant increase from the 21 day average in January 2014.
