The Real Estate Market in Byron GA in January 2015 is a prime example of a balanced market (6+ months of inventory) that took a hit because of the winter weather we had last month. Despite having plenty of inventory (25 homes in this smaller market), many buyers were bullish and decided to wait until the weather warms up before looking in earnest for the right home for their needs. 

This puts pressure on sellers to ensure they price their property according to the current market conditions (they should be doing this anyway!). In this market, overpriced homes will sit until adjustments are made.

The number of home sales (4) dropped 20% below the 12-month average and the number of homes available (25) took a 19% plunge from the previous month. Unfortunately, many sellers are not paying attention to the market as the sales price to list price ratio was a pedestrian 95.05% (off the 12-month average of 95.43%).

The average number of days on market for homes that sold stayed fairly static (94 days) but was well off the 12-month average of 70 days. The hope is that warmer weather will provide the Byron GA real estate market with a spark as we slowly creep up on the spring selling season.
