We all have lots of opinions on how to hold open houses. I found this funny clip from I Love You, Man. Maybe you haven’t seen it:

 

 

Obviously it’s a rare day when an open house is that colorful! This brings me to my next question: How many of you take the time to really make your open house stand out?

 

Better yet, what do you do to draw agents into your broker preview?

 

Back in the day, (I’m not going to date myself here…) I remember a menu being dropped off of what food was being served at which broker previews, and who was hosting it.

 

There were only so many houses I could hit in a day, and it’s true that some agents developed a reputation for hosting bad broker previews.

 

However, some agents that we know became known for their great-broker previews. An agent I knew in Newport Beach, California would have the best previews. His tradition was getting a massive BBQ spread from Newport Ribs. House after house, year after year, when he announced that he was hosting one, agents literally lined up.

 

At a well done broker preview, agents get to be the ones to ask questions rather than being bombarded by questions from their clients.

 

 

Now I have two questions for you: Do you think it’s worth it to throw an extravagant preview? What are you guys doing that brings people to your broker previews every time?

Personally, I don't think Broker's preview are worth the time or money to the listing agent ~ unless of course they just want to have a good time! How many times haven't you heard in your office "who's serving lunch?"  Most agent go to have lunch or socialize - not because they think they will be selling that property.

I attend Broker's previews every single week.  But I don't do it because I have a client, if I did I would have already made an appointment to see the property.  I attend every week to educate myself and keep up with the inventory in the area in which I practice.

I am predominately a listing agent and in my 18 years I've only had one Broker's Preview and that was on a new construction, the builder wanted to have one, so to appease him I had one.  Sometimes Broker's preview are held to let the Seller think you are doing "something".

In the 18 years I've only had 1 house not sell; the owners are still living in it years later.

Jaime - I've done wine and cheese parties, I've hired musicians, and I had a terrific ocean front very colorful custom home and had a margarita stand, tacos, etc. - still the comments were 'gee the house will have to be painted to get rid of the wild colors.' To be honest, I don't spend those dollars anymore.

As far as general 'broker previews' we still have weekly tours here and the best way to get a good turnout is to offer cash - sad but true. We also do terrific unbranded videos and send the links to the brokers and have been very successful with those.

Marie, I think it's an interesting take that you utilize broker previews to simply learn what other homes have to offer in your area and what you can learn from them.

Susan, I think music and a margarita stand are great ideas to bring out the fun and excitement that should go with a great broker preview! However, I agree with you that the costs are something that definitely needs to be managed accuratley so you are not spending too much.

Jaime, I certainly hope my answer didn't offend you.  Yes, Broker's previews are a learning opportunity for me; I don't know why else I would be there.  After all, I have been invited to go see a property.  As I said, if I had a client for the property, I would make an appointment for a private visit.

As others are saying, Broker Previews are a quick way to keep up with inventory, though I can usually go through several homes much faster solo than with Broker Previews.  On the other hand, Broker Previews do allow to mingle with some other agents.

I'd not seen the movie, but I do hope the clip you have above erases from my memory faster, otherwise, I'll be like a teenage kid myself at the next one just watching people's behaviors.
