January is showing a lot of promise for 2015. It was a great month for growing value in your home in Clark County. As you will see from the charts below, it is still a "Seller's Market!!!"
Unfortunately for now, Buyers, it has to be at least 6 months of homes ready to purchase for it to be a Buyer's Market. As you can see from the statistics that I pulled from our January 2015 Clark County WA Market Action....we only have 2.7 months of "Ready to Purchase" homes. Amazing!
This statistic below shows that we have 1,650 active listings right now but when you subtract the "under construction" homes, the homes with a "bumpable buyer who has to sell their home first" or other contingencies....we only have that 2.7 months of homes to offer a buyer if we realtors did not list one more home. It would take only approximately 2.7 months to sell everything in the inventory.
But, fortunately spring is upon us and more people need to move in the spring! There WILL be more homes to choose from in the coming months. There are still great deals out there.
