Do you enjoy cooking or baking?

This home is wonderful for the person who loves to cook or bake.  There is plenty of counter and cabinet space for mixing, cooling, chopping, or rolling.  The laundry room, at the end of the kitchen extra space for storing those bulky pots and pans that won’t fit in regular cabinets, or for extra pantry space if you buy in bulk.

Do you enjoy birding or watching other wildlife?

In the summer, you can see everything from bluebirds to hummingbirds, bald eagles to kingfishers. In the winter, Canada geese, chickadees, and tufted titmice are in abundance.  Other birds that you might see are Downey and red-headed woodpeckers, mourning dove, Carolina wrens, purple, yellow and house finches.  There are great blue herons that also call Gardner Lake home.  Mallard ducks, and all kinds of diving water fowl.

There are always things going on at Gardner Lake and we encourage residents and people who are thinking of becoming residents to stay abreast of those issues and activities.  Two of those issues are City of Gardner ownership of lake frontage, the ability of the residents to purchase that lake frontage, and the current sewer situation.

 

It is important to know that not all homes include property all the way down to the water’s edge.  When the lake was platted back in the 1930s, the lake frontage was not included in the platted lots and was deeded to the City of Gardner.  In the last few years, the City of Gardner has agreed to sell the lake frontage to the homeowner whose property abuts the city property.  The property owner is responsible for having the frontage surveyed, a legal description written and the filing fees associated with the purchase.  For information on the current cost per square foot of land, you can visit the Gardner Lake Website.

 

Currently all homes around Gardner Lake, both first and second tier homes, are either on septic systems or on holding tanks.  A benefit district has been created to bring sewers to Gardner Lake.  You can find out at what stage the project is by visiting the Gardner Lake website or the Johnson County Wastewater website. 

 

What about Water quality?

The answer to this question varies depending upon your source!  I can personally tell you that as I write this, when the weather permits, I swim, let my dogs swim, and watch other people swim and fish in Gardner Lake.  It is a lake, not a pool, with a muddy bottom.  We have lake weeds and lots of wildlife.  I know people who will not swim in the lake because they like to see the bottom of where they are swimming.  To them, the lake is not very clean.  Again, it is a lake, not a pool.  The lake is still a water resource for the City of Gardner, although currently there is no pumping station.  The City of Gardner currently pulls water from Hillsdale Lake. 

 

Worried about Home Owner’s Association Fees at a lake within the Metro area?

Stop worrying!  Gardner Lake has no formal Home Owner’s Association.  There is a voluntary advocacy association called the Gardner Lake Association which all lake residents and owners are encouraged to join.  The dues are $25 per year and the dues go toward projects that benefit the residents of Gardner Lake.  One such example is the spring clean-up weekend when the Gardner Lake Association has 2 dumpsters placed for residents and association members.  There are 2 meetings a year, and social activities throughout the year.  One of the biggest events is the annual 4th of July Boat Parade.
