There are a couple of things that need to be noted. There were a few high end sales in December that appear to have really skewed the numbers for that month. The number of sales in January is probably off due to the fact not many people shop for a home in December.
Prices appear to be trending upwards at about 1-2% per month. This is significant over the course of a year. Interest rates continue to be very low and I do not see how they can go much lower. The housing supply inventory is 2 to 3 months; which is a strong sellers market.
