High Demand Neighborhoods in Austin

The Austin market is hot, hot, hot!  

High demand neighborhoods in Austin have less than one month of inventory. Wednesday, I went to check out a new listing in an area undergoing much redevelopment. This neighborhood actually had a negative value increase from January '14 to January '15 (per Gracy Title's market report).  Hard to believe based on what I saw this week!  The home went on the MLS about 6:00 pm on a Tuesday.  On Wednesday afternoon there were 5 agents with clients standing in line out front waiting for their turn to view this home.  As home prices sky rocket, buyers are seeking affordable communities to meet their needs.

Renee, those are some handsome prices increases! Dallas sold prices are moving upward as well.  I met a Realtor yesterday that said she had 50, yes 50, offers on a listing on day one!

Sharon Parisi  That is insane.  I am hoping for a return to a more balanced market. These rapid price increases dont' sit well with me.  I saw Phoenix rise and crash hard....

Hi Renee,  I think Texas is seeing modest increases by comparison to other parts of the country.  Dallas is up single digits in most areas year over year.  A few neighborhoods have seen low double digits. The new appraisal rule coming into play in August may impact those areas of the country that are seeing enormous increases in value.
