Do Small Home Need Staging?

Many people visual Home Staging as something done for large expensive homes. So I do get the question "I have a small home so do I need to stage it?"

 

The answer is YES! Small homes are even more important to stage. If they are occupied a small home can look even smaller if the homeowner is living with too large furniture or too much stuff. 

 

And the opposite is true if the  home is vacant. Empty rooms look smaller so the buyer will wonder if their furniture will fit. They will also be underwhelmed when looking at the MLS photos. 

 

It is important that your Realtor also understand how important staging is.

 

Here is a listing that most will consider a small house:

The home has a great porch, it just doesn't create a wow factor when walking in.

The living room and dining room are small. Furniture placement is tough. A buyer will have a tough time seeing it at it's full potential. 

But...furniture that is the right size, some fun colors, and a modern touch will make bring pizzazz to this listing!

A kitchen what needs some updates can also create a problem.

Add some black which always makes a space more modern. It creates drama as well as an eat-in kitchen which is so valuable.

This home was put on the market at that dreaded time which is one week before Christmas. But an offer came in on January 2nd! 

Home Staging is for ALL homes. Big, small, expensive, not so expensive, occupied or vacant.

If a picture is worth a thousand words you have reached a million!  Yes sometimes the smaller home needs staging to give ideas to potential buyers.

Any house needs some kind of staging. But this one is soooo adorable!

I just love everything about it. Such a cutie:)

Shar, I find that people have so little vision and such poor conception of proportion that most any space could use some staging. But the extremes--very small or very large spaces--need it most of all.

Shar, spectacular!! I saw this re-blogged by Sheila Anderson. I have pinned some of these photos, as my hubby and I just bought a ranch currently with a manufactured home on it that's in grays&whites with some similar wood tones as the flooring in this. Instead of painting (as we don't have time to do it and re-carpet before getting furniture, etc. in), you have given me some ideas to work with--thank you! 

(Soon, we hope to build a log home with the tones that I like--more warm, rather than cool, so I don't want to spend a whole lot of time fussing with this home.)
