Positioning to Be the Go To Agent

With the market picking up slightly, agents are competing to find and market new listings to the slew of buyers out there. Here are a few tips to position yourself as the ‘go to’ agent in your area.

1.      Systematically work For Sale By Owners and Expired listings. These are already motivated sellers; check out the properties, talk to the owners let them know how listing with you can help them sell their homes faster and more efficiently.  Show them you are just as motivated as they are.

2.      Include a PDF. As an example of the marketing materials you use to help sell a home, create a PDF of your ‘just listed’ homes with pictures and home information to be included to show potential sellers.  Let them know how aggressive your marketing plans are for selling homes, this will let potential sellers know you are serious about helping then sell their home.

3.      Host an Open House to generate listing leads. Prior to doing an open house in a home you already have listed, make sure you check out the neighborhood. Make sure you advertise the open house really well, you may capture the attention of other homeowners that may be considering selling. You can send open house mailings, hand out flyers or ue door hangers.  While this may seem excessive you are proving to your current client that you are determined to help then sell their home (thus making for a good reputation and potential word of mouth referrals) and reaching out to potential clients who are looking for a good agent.

4.      Saturate Your Target Neighborhood. Along those same lines, doing research to find neighborhoods where there seems to be a high home turn over or an area that is considered a ‘hot’ area can be beneficial. Once you have identified that area or areas, start an inventory needed campaign. Let home owners know about the current market and that it may be a good time to sell if they were thinking about selling.  Offer to do a quick run through of the home to provide an estimated value of the home to anyone interested. Make sure you follow up on any inquiry you get from your efforts.
