When personal details make the difference...

 While the days of presenting an offer in person have passed, we cannot discount the impact that personal details about our clients can have on a seller.  

I am currently working on a transaction that had multiple offers.  While talking to the listing agent I mentioned that my buyer really liked the landscaping and that she has always enjoyed gardening.  The listing agent later called me to tell me that the seller takes a lot of pride in her yard, and knowing that my buyer would appreciate the property the way she did made a big difference. 

My buyer is now on her way to owning the home that she loves, and the seller feels good knowing that the new owner appreciates her hard work and will enjoy the outdoor space the way she did.


This was a helpful reminder that while it is an "arm's length transaction" there are bodies attached to those arms.  The buyers and sellers, are more than what we see on paper, and a cover letter about the client sometimes sells the deal.

Maybe that's a reason to present every offer in person. If nothing else, you start to build rapport with the listing agents you will be working with for the next 20 years! :-)

You make a very good point...it's not just about dirt, lumber, wiring etc, there are hearts and pride mixed in!  Congratulations on helping your client to own a home with a beautiful yard!

I see all the Brio folks commented, nice to see the support. Welcome to AR.  Good post and great headline too. 

You are absolutely right that this is a relationship building business.  With your clients, with the other Realtors that you get to know and work with/or see very often and with the parties on the other side.

Personalization of your client is huge.  I call it "putting a face on the offer."  Good for you, always try to present in person.  I often have the buyer write a handwritten note to the seller explaining why they love the home.  Usually there will be a connection.

It's good to see that people are still out there buying homes with love and enjoyment.

In todays market it sometimes seems we're all working in an auction house, and people are just buying and selling homes to make a quick buck and take advantage of anothers misfortune.

 

 

You've clearly shown the better side of real estate, the beautiful side.
