The following chart reflects the market activity for Single Family Residence (SFR) and Condo /Town House listings that sold in the past 30 days. I always feel that these numbers reflect the true value of housing because the are the prices people are actually paying for homes in this area.
This chart shows average prices in blue and median prices in red. The AVERAGE PRICE is calculated by adding all of the prices together and then dividing by the number of properties (I forgot to tell you there would be math involved). The MEDIAN PRICE is the listing that is exactly in the middle of all property prices.
In the last 30 days, the AVERAGE PRICE for a SFR / House was $649,455 while the MEDIAN PRICE was $602,500. The AVERAGE PRICE for a Condo / Town House was $416,876 while the MEDIAN PRICE was $395,000.
Rancho Santa Margarita is a suburban community in South Orange County when you will find a variety of homes including one and two story single family homes, condos, town home and apartments. There are plenty of recreational activities within the city boundaries like the Rancho Santa Margarita Lake, parks, bike and hiking/walking trails, a dog park and close proximity to the mountain peaks of Modjeska and Silverado. Entertainment, dining and shopping are plentiful as well as public and private schools.
