Is This Really The First Impression You Want to Make?

I was on MLS this morning looking up properties and came across a listing with a photo that was less than ideal.  The first photo on MLS is very important.  It is the first impression we form of that home and many times, we keep blasting by if it doesn’t grab our attention.  This is the first photo on MLS of a home in the Aurora neighborhood I was searching.

You can see that the photo was probably taken with a cell phone.  The person was not standing very still for this one since it is not at all in focus.  And who cares about a corner of a room with carpet?  There is nothing in this photo that makes me want to look further.

 

Our MLS photos feed over to all the other real estate sites in the order in which we place them.  If I look this home up on Zillow, trulia or Realtor.com, the same first photo shows on all national sites.

 

I wonder if the seller has taken the time to google their listing only to find that the listing agent has done an inferior job of show-casing their home.

 

It doesn’t take much effort to present a home in its best light.  It still makes me wonder why some listing agents just don’t care and how they earn the listing in the first place. 

 

I take pride in my presentation of a new listing.  This agent obviously just doesn’t care.  Too bad for Mr. Seller.

Erin Bates I think that photo is even worse than not having a photo at all. And I'm sure the seller has no idea how their home is being marketed. I've been in this business for 11 years now and am still surprised at some of the things that agents do.

Erin, I wish we could have a listing with no photos in MLS but we can't. I have a listing that's tenant occupied, I've waited over three weeks for them to make the home somewhat decent looking to no avail. Luckily, this is a home that will sell with or without awful photos.

Erin Bates ~ I don't think so! And I think the MLS should provisions to make sure we do a better job... I also think the MLS needs to stop feeding Z listings... I have no idea what they are thinking?

I've been looking for a wood panneled wall and carpet for years!  My dream home has been found!  Wonder what kind of buyer a seller expects to attract with that photo "highlighting" their home.

Ahem, nice paneling! I don't know anyway that works. If photos are the first showing, that would not lead to any showings!

Photos are so very important in listings.  I will never, for the life of me, understand why agents put blurry or dark photos up.

On the other hand, you also have consumers who think all agents are the same, so why not find someone who will do it cheaply. Sadly, they may never really realize how much it cost them.

Good morning Erin. Photos done for MLS have always been an issue for me, if I was a owner of some of the lists that had poor photos, I would be some upset.

Erin...I think the buyers must be flocking to that home. I think many times the listing agent puts up bad photos because they want to double side the deal...but still get it in the MLS.

Erin, it amazes me how many listings I see that have photos like this one and some are so dark I just can't understand why a seller doesn't say something.
