We've just secured a price adjustment on my listing at 3406 Dunnica Ave.  We are now listed at $74,900.  In addition to paying for a home warranty, the seller is also including the washer and dryer, and the lawnmower.  For more information on this cute home located a block from Keystone Place, and new construction, please visit:  www.3406DunnicaAve.com.

On another note, I'm still trying to get my deal on San Miguel to close.  It was supposed to close last Friday, then tomorrow; now we're shooting for this Friday.  All I can say is the sellers have been very patient with us so far.  The listing agent has been very professional, too, so far.  God, I just want to get this one closed...

I got a call from a supposed friend this afternoon.  We (or I) had planned to list his home this spring, but he just didn't seem overly motivated or in a hurry to list.  He has a great home, and wanted to get top dollar.  Well, today he tells me he listed with someone else.  He told me they told him they could list it for more.  Also, he told me he felt I wasn't "on the ball".  What the !@#$%^&*().  I'm not on the ball?  I've met with him three times to talk about listing his home.  I also pulled the listing up in MARIS today.  It's been on the market for five days.  There are only two pictures online of this gut rehab.  How on the ball is that?  I have 40+ pics, virtual tours, property specific web pages and domain created, print marketing arranged, all by 5 days on the market.  I would also have had an open house and agent open house scheduled by now.  It wasn't advertised on agent tours today.  And he tells me I'm not on the ball.  They've also priced it at $339,000 - way, way overpriced for location and market.

I'm allowing myself to feel upset about this until I finish this post.  This business can sometimes be so frustrating.  He actually did me a favor, even though it doesn't feel like it at this point.  He will never sell at that rediculously high price.  I wouldn't have listed at that price to begin with.  The marketing dollars I would have wasted on a home that I would not be able to sell.  Of course, then I would be the bad guy because I couldn't bring him any buyers, and he would end up listing with someone else, anyway.  So, in the scheme of things, I guess it worked out for the best.  It still hurts your feelings, though....

On a brighter note, thank goodness Spring is here.  Following is a pic of the blooming daffodils in the front flower bed.  All the ornamental trees are blooming in the neighborhood.  The smell of the Bradford Pears in the back yard is intoxicating.  People are beginning to mow their yards.  It's really nice to see everyone out working int their yards and flower beds again.
