Another Satisfied Buyer: Congratulations to my clients who closed at the beginning of February on their purchase of 217 Willow St., Stoughton, MA
These clients contacted me last summer at the recommendation of their mortgage broker. They were first time buyers looking to buy a home in the Stoughton and Canton area. They were pre-approved by a great mortgage broker so they were off on the right foot.
We looked at a number of homes over the summer. They told me that they would not mind making renovations and were willing to put in some sweat equity. We found a great opportunity in Canton at the end of the summer. However, other buyers recognized it as a great opportunity and with multiple offers, they lost out on the first house.
We continued looking off and on through the fall and into the holiday season. With limited inventory, there were not a lot of choices.
Right before Christmas, I contacted them about a new listing in Canton I had seen. It needed some updating but not a total renovation. Situated on a nice lot, it offered much of what they said they wanted.
At the same time, they wanted to see a new construction home in Stoughton. It was completely different than what they had told me they wanted and different than every other home we had viewed. We saw both homes on the same day - and that made the difference. For all their talk about knocking down walls and doing an "HGTV-style" renovation, once they saw the new construction home, they decided THAT was what they really wanted. Sometimes you need to look at a variety of homes to figure out what it is you really want.
This lovely home has three bedrooms and two and a half bathrooms. It had some nice features such as a tray ceiling in the dining room and a lovely tile backsplash in the kitchen. It was priced around the same price as the home in Canton that needed updating. With quick access to the highway and to their jobs, this proved the right house for my young first-time buyers. They were lucky to close right in between snowstorms. I hope they brought snow shovels when they moved in!
Originally listed at $429,900.00 when first listed at the beginning of December, it was $399,900.00 when we viewed it. The final sales price was $395,000.00.
