Many times a home inspection is thought of as something that takes place after an offer is made and accepted, and before the closing. Whether it is a buyer’s or seller’s market, many savvy homeowners are choosing to have pre-listed home inspections done BEFORE putting their homes on the market. After all, a home inspection benefits sellers, buyers, and agents and is designed to reveal any potential problems or concerns that might compromise a sale. With this in mind, some of the benefits of a pre-listed home inspection are as follows.

 

SELLERS’ HOME INSPECTION BENEFITS (3Ps):

  •  Positions the home to sell quickly and for the highest price possible.
  • Permits more time to make the necessary repairs and

    compare bids on the repairs to be done.

  • Provides full disclosure to potential buyers.

BUYERS’ HOME INSPECTION BENEFITS (3Rs):

  •  Receives a third-party review of the home’s condition before making an offer.
  • Removes doubts regarding initial concerns.

  • Reduces the stress associated to purchasing a home.

 

As a result, moving the home inspection to the beginning of the sales process can shorten the process by removing impediments before they interfere with a potential sale. Either way, the importance of having a home inspection as part of the home sales process cannot be understated. Please remember, it is important that your inspector is a member of The American Association of Home Inspectors (AAHI) or meets your state’s requirements.

Hi there - it is recommended that all buyers get a home inspection, and if they do not we request the formally waive it.
