You're ready to start home shopping?  Fantastic!  We'd love to help!  We've got a website to provide you useful information, you can search homes at your leisure if you prefer to look rather than having us do the search, we provide great customer service, and we know the area you want to live.

BUT first we need to set expectations.  If you think that having a bunch of agents all helping you is to your advantage, it actually may be working AGAINST you!

One of the first questions we ask every potential client is whether they have an agent they're working with (or plan to have write the contract).  If the answer is yes and you want our services, there's a condition:  We have to be your ONLY agent.  If we have expertise your current agent doesn't have, ask them to "refer" to us.  It's a win-win for all of us.  That agent gets a percentage of our paycheck, you get our expertise, and we get to work with you.

And frankly, we only work as the sole agent helping you.  Real estate isn't socialism, it's capitalism.  The ONLY way we get paid is to successfully provide you guidance all the way to the closing table.  Searching homes daily to find your perfect match?  Nothing goes in our bank account for that activity.  Showing you homes?  Still nada.  Providing community information?  Zilch.

We all work from the same database of homes for sale, so give the same critieria to five agents and you should get the same matching lists of homes for sale.  However, if we're the sole agent working with you, going out and seeing homes with you, we learn what you like and can adjust to provide you the best matches, the ones that will REALLY interest you.

But when you've got several agents "working" for you, what you may wind up with is NO agents working for you.  You get lesser priority (if ANY priority at all) because we know you're not committed to us.

Stop and think about it, if you KNEW that you could help a client that was 100% loyal to you, or someone who MIGHT, just MIGHT let you earn a paycheck if you're lucky, WHO do you help?  That question doesn't take long to answer does it? Counting on luck isn't a very good business plan is it?

It's why we decline to work with buyers that want a herd of agents working for them.  If we can't give you full dedication and loyalty, and expect the same in return, then there's no foundation for a business relationship.

Tammy, I had someone (an Internet lead) that I showed our listing too.  Didn't work for her, but then wanted me to show her the home up the street, but made it clear I would NOT be her agent.  She got furious when I said if I'm not you're agent, I'm not your door opener.  I'm sure she found someone else to open that door for her, but it wasn't going to be me.

Yup, I will do what I should for MY sellers homes to be seen if they have an agent or not, I owe it to my sellers. I don't begin to understand the mentality of someone who can't understand we get paid when we close a deal.

BLiz - I whole heartedly agree that buyers don't typically get the results they are looking for by working with a herd of agents. It's hard to get someone to work hard when there is no loyalty.

Laura, That's part of what baffles me.  The average consumer buys a home every 5 to 7 years maybe?  We've done it hundreds of times.  Hire and LISTEN to the person that has the expertise.  We really are here to help.

Christine, It become a partial effort at best, and that's a lose-lose for us and the buyers.

Bliz - I've seen a lot of blog posts about this topic lately. It must be something coming up more and more. It's a fairly new concept to my area. I can't remember the last time I had a potential client wanting to work with multiple agents. It just does not happen very often.

Nicole, We don't get it too often, but a really blatant case of it this week.  We declined the "opportunity".

Ginny, Apparently, but this is one case where many doesn't trump 1.

Richie, We're all professionals and expect to NOT be looked at as a charity organization.  We work hard, getting paid is part of every professionals expectation no matter what profession/trade they're in.

Kat, No doubt.  Loyalty goes both ways.

Beth, I think the ability to say NO comes with experience.  I'm as guilty as anyone of chasing a lead early in my career, now, it's much easier to recognize what would be most likely a very unproductive decision.

Dan, I think there are plenty that don't understand, or think going straight to the listing agent is the only way to buy a home.
