If us REALTORS run our "own business", then why are we required to....

..... have our office's phone number on our signs? I am not sure about other states, but here in PA, our office's phone number needs to be on our sign. I always hear that this is our own business and we are responsible, but then why should someone doing floor time at the office be able to grow "their business " from calls that came in from someone elses sign. Shouldn't the agent on the sign get the opportunity? Some might say that the floor duty agent is there and ready to take on a lead, but is that my fault they are hanging around the office when we are out busy doing stuff? Why not eliminate the office number altogether from INDEPENDENT CONTRACTOR's signs? I know the broker technically own's the listings, but I pay for the sign, hell, I pay for everything.

I would really like other REALTOR's opinions on this topic.

Do you really need an answer? Are you sure it is PA law that 'requires' you to have only your office number on the sign? Do you have sign riders with your cell number in it? Check it out and if you find something not to be as you think it is, then you might look elsewhere. You're not doing your best if you're a disgruntled employee.

Siunds like maybe the broker wants this. In Florida you can have your contact number on the sign...I don't think there is any restriction about that.

Don, Gary - Let me clarify. My cell phone number is on the sign as well. What I am talking about is why does the office number need to be on my sign as well?

Don - What is this as a disgruntled employee? I have no ill feeling towards my company. I am talking about our state's laws.

Joseph, In Nevada, we can put our own phone number on the sign.  We do not have to have the office's phone number on it.

Roberta - EXACTLY! Some states the office's number on the sign is not required. Here in PA, it is required.

In Nevada, has there been any discussion about not having the office's phone number on the sign?

Please, anyone who is a licensed real estate agent who reads this post, please let us know what state you are in and if your yard signs or personal advertisements require your office's phone number on them.

I can't speak to the real estate laws in Pennsylvania, but it could be that since the Broker owns the listings they have the right to put their telephone number on the sign. If you have a rider with your telephone number on it, what's the big deal? My company gives all sign calls to the agent. Alternatively, you could get your Broker's license and start your own company. Then only your telephone number will be on the sign.

NJ requires that all advertising (Including lawn signs) have the office contact info on it.  Real estate brokers are required by law to oversee their agents.  Having the broker's contact info on the advertising also lets consumers contact the office that is responsible. To the extent you are an agent you are an agent of the broker who is an agent of the ultimate consumer (buyer or seller).  

 Sounds like you should think about opening your own office.

Joe:  I know what you are saying.  Also have to do same thing on ads, emails, webpages, and blogs. However think positive, there are some bokers (Kurfiss, Flo Smerconish, etc) that you can not even put your name and/or number on their signs.

I don't want to open my own office. I am just inquiring about which states this is required.

Our office doesn't give the sign calls to the agent. If someone calls in, it goes to whomever is doing floor time. Hence, this is the reason I think the office's number should be eliminated, or be optional on the sign.

I agree with you.....if we are responsible for our expenses including marketing, then having the Broker name should suffice.

Signage and marketing should have the Broker name on it....all the rest should only direct to me.

Dan - maybe we can contact the the state commission and Harrisburg to get this changed.

I'd like to find out what other states are not required to have their office's phone number on the yard signs and/or advertising.
