Winnetka and North Shore home buyers have told me that they want to work with several agents to get the best service. Hmm. Why is this not a good strategy?
There are many reasons of course. But the most important is that you will end up scurrying around with different people, wasting their time and yours, and you may in fact lose that house that you wanted. Be aware that agents that agree to do this might just be . . . desperate.
You Don't Need A Herd Of Agents To Find Your Next Home, Just ONE Is All You Need!
You're ready to start home shopping? Fantastic! We'd love to help! We've got a website to provide you useful information, you can search homes at your leisure if you prefer to look rather than having us do the search, we provide great customer service, and we know the area you want to live.
BUT first we need to set expectations. If you think that having a bunch of agents all helping you is to your advantage, it actually may be working AGAINST you!
One of the first questions we ask every potential client is whether they have an agent they're working with (or plan to have write the contract). If the answer is yes and you want our services, there's a condition: We have to be your ONLY agent. If we have expertise your current agent doesn't have, ask them to "refer" to us. It's a win-win for all of us. That agent gets a percentage of our paycheck, you get our expertise, and we get to work with you.
And frankly, we only work as the sole agent helping you. Real estate isn't socialism, it's capitalism. The ONLY way we get paid is to successfully provide you guidance all the way to the closing table. Searching homes daily to find your perfect match? Nothing goes in our bank account for that activity. Showing you homes? Still nada. Providing community information? Zilch.
We all work from the same database of homes for sale, so give the same critieria to five agents and you should get the same matching lists of homes for sale. However, if we're the sole agent working with you, going out and seeing homes with you, we learn what you like and can adjust to provide you the best matches, the ones that will REALLY interest you.
But when you've got several agents "working" for you, what you may wind up with is NO agents working for you. You get lesser priority (if ANY priority at all) because we know you're not committed to us.
Stop and think about it, if you KNEW that you could help a client that was 100% loyal to you, or someone who MIGHT, just MIGHT let you earn a paycheck if you're lucky, WHO do you help? That question doesn't take long to answer does it? Counting on luck isn't a very good business plan is it?
It's why we decline to work with buyers that want a herd of agents working for them. If we can't give you full dedication and loyalty, and expect the same in return, then there's no foundation for a business relationship.
