· Although home prices in Owensboro have stabilized, the market is still a bit soft in the $300,000 to $400,000 range; and still very challenging and competitive for homes priced over $400,000.
· Buyers in all price ranges continue to have high expectations regarding property condition: desiring properties that require little or no updating. Hardwood flloors, granite counter tops and tiled baths are stil very popular among buyers in all age groups.
· Sellers who wish to market properties in need of repair will continue to see sales prices well below market value. Many investors are still in the market for properties to flip or rent out, but expect to purchase them at a significantly discounted rate.
